Our recently new holiday home has been recently fully renovated and lovingly filled with everything you need to have that much needed getaway with family and friends. 600m from the Mount Martha Clifftops/Pillars,1.5km to stunning South Beach and the shops and a short drive or uber to wineries, hot springs, Mornington/Dromana/Red Hill/Safety Beach. We have ample off-street parking for up to 4 cars.

Set in a quiet unmade and made street, surrounded by gardens, trees, and wild birds, Our fully renovated coastal abode is the perfect place to bring your family and friends to escape the city life and enjoy everything the Peninsula has on offer. Also lovely as a romantic escape - especially in cooler months winter with outdoor spa the fire going!

Our beach home is lovingly decorated with a natural beach, bohemian feel and is filled with quality furnishings and home wares for a relaxed beach getaway. It is designed to cater for romantic week ends, families and social groups of up to 8 guests. Low key dinner parties but not parties please.

Your stay will include all the comforts of home including movies on demand with Netflix and Fetch TV, NBN Wifi, wireless bluetooth speaker, BBQ.
Stay cool in Summer with ducted evaporative cooling throughout and cosy and warm in Winter with a slow combustion wood heater and hydronic heating (in every room - including the toliet!). There's even a OUTDOOR SPA (strict conditions below / trail basis currently - this is a condition of booking)

Our coastal abode is fully equipped for babies/toddlers kids with cubby-house/studio, permanent cot, 2nd portocot, high chair, change table and many infant/child toys/books and adult/family games. There are three bedrooms, two bathrooms and a separate laundry (as per photo)

A third shower (outdoors) can be found outside for those beach days - perfect for sandy children and dogs! Please see photo !

There is a new outdoor spa, which is running on trail basis, important details below

*Bedroom 3 - Bunk Bed (double on bottom, single on top)

- extra additional portocot available too. All bedrooms are exactly as per photos in listing. Please see detailed notes below regarding baby/toddler items

*Common Area (or use in one of bedrooms)- extra single mattress rollaway style (portable) available. Can be used by kids/adults but better for kids

Please note: This house / our sleeping config is designed for max occupancy of 4 adults and 4 children or 6 adults and 1 child. Max 7 or 8 guests in total. It can accomodate 8 adults but would not be as comfortable. It's more a family large group home.. Just a further clarification to ensure you're comfortable

The living space is roomy and light and features cathedral ceilings and a fully equipped renovated open plan kitchen and dining table accommodating 8 people (10 with extra chairs)

The dining area flows out to a outdoor deck, complete with BBQ, out door lounge and and a grassed, fully-fenced rear and also front yard with a swing.

courtesy note: brand new engineered floor boards are creaky, we are having them adjusted ASAP in 2022 when covid supply chains are fixed

Please note:

This is a family home suitable for couples and families / family groups.

- No parties or events.
- No schoolies.
- generally minimum two night stay on most weekends throughout year (but some peak periods have higher min stats ie 3 or 7/14nights +. This is at owner's discretion. in terms of pricing and avails.
- Very Peak/busiest Periods may not have weekly/monthly discounts applicable (pricing is always at hosts discretion)
- house has standard occupancy of up to 4 guests for weekend stays. There is extra charge/head as per airbnb pricing system for 5th, 6 and + guest etc

- please note outside deck is not allowed to be used after 11pm at night (Mornington peninsula shire council rule) .
- for all booking requests, host reserve the right on minimum stay night # and correct nightly rate for seasonal peak periods ( we do best to keep on request pricing/displayed rates right year round). This is a "on request" property not "instant confirmation".

BEDDING/LINEN (not included/supplied by default):

1) By default linen/sheets/towels are not included with bookings. As many guests/families like to BYO

2) But If you require i can help you order **Professional Linen/Bedding/Towels Can be ordered as a service and supplied through cleaning/housekeeping company at guest extra cost** Please ask me for quoted rates (via external peninsula linen/housekeeping company) .
Scaleable cost is dependent on Bedrooms/Beds and number of guests and length of stay. we have negociated great value rates (starting at $45)

Pets welcome on request prior to booking - (with written approval) please provide type of dog/breed and size. Short stay pet surcharge is from $45 /pet (can be higher for longer stays). This is off set wear and tear and extra cleaning incurred by pets.

Mount Martha is a good-looking and varied little pocket of the Peninsula. Its small batch of shops has a warm, village feel, with decent cafes and pretty gift stores, while the local landscape swings from houses on bush-lined streets inland down to bird-filled wetlands and colourful beach boxes by the sea.

Mount Martha’s cosy beachside location provides a lovely backdrop to this family-friendly area. You’ll find many loyal local families who have raised their kids in the area, as well as more mature couples enjoying a stress-free lifestyle filled with both beach walks and bush walks.

Mount Martha does get the summer tourists but its compact size means that it sees fewer than neighbouring towns, leaving it to get on with its laidback lifestyle of a refreshing swim in the morning or a bracing walk along the Balcombe Creek boardwalk.

Mount Martha’s neat shopping pocket includes some lovely cafes like Via Battisti, as well as vintage stores in small arcades, a good supermarket and a quaint, old-school post office. Away from the water, you’ll find lush lunches at vineyards and places like The Briars. Being a family-friendly area means access to a number of schools, as well as a decent network of buses going in either direction.

While the streets inland are home to neat units and ideal family homes with rambling gardens and green-lined streets uninterrupted by footpaths, Mount Martha also boasts an enviable share of some of the most exclusive houses on the Peninsula.

Particularly on the Esplanade, you’ll find thrilling works of modernist architecture designed for luxurious living and making the most of the nearby bay views.

Mount Martha is a small, relaxed and family-friendly place to call home, full of natural beauty, both green and blue. In fact, nothing seems more natural than to settle into a cosy home on a tree-lined street or a luxury pad with a sparkling sea view. And with nearby towns perfect for a weekend drive, you’ll feel like you’re on permanent vacation.

It’s a very difficult and weird time to be running a essentially tourism based accomodation business, through COVID 19 on and off restrictions and lockdowns.
It’s very stressful. We’ve had to lay off our administration support staff as we’re running a low scale/skeleton version of our previous business.

Before enquiring please understand situation the following:

- most/all properties are currently on longer stays due to current landscape without normal tourism.
- current long stay guests/tenants need to be contacted to double check if they are extending on or not. Some extend week by week or month by month. But can’t block out future dates until they are financial. Out of courtesy I need to give first right to current guests, as many guests are getting stranded in Victoria due to travel/covid restrictions. Because of this availability and associated pricing is not always 100% in real time. If you are not happy for a manual avails check and quote, then respectfully please do not enquire.
